Bressi Ranch is a mixed-use community in the New Urbanism
style, designed to encourage walking while deemphasizing car travel (learn about New Urbanism
on the 'Resources' page). There are rows of quaint shops planned to surround a
central town square and nearby village green and a corporate
business park will surround the community. The Bressi Ranch homes range from
townhouses, row houses and detached houses from 2,000 to over 6,200
square feet in size. The prices initially ranged from about $750,000 to over
$1,500,000. The project is now sold out by the primary builder, Lennar
Homes. But Barratt American is still building the trophy homes at Bressi Ranch,
Magnolia Estates, which are about 5,000 to 6,000 square feet large and prices
start at almost $2 Million. A Trader Joe's market is planned to
open at Bressi Ranch in late 2007.
Between Bressi Ranch and La Costa
Greens will be Alga Norte Park, a 40 acre complex that will include an
aquatic facility including competition pool, diving arena, therapy pool,
water slides and a 'lazy river' feature. There will also be sports
fields, courts, trail network, playground, picnic area and bathrooms.

La Costa Greens is the third of the 'Villages of La Costa' and
is located just
north of the legendary La Costa Resort and Spa and just south of Bressi
Ranch. La Costa Greens will be themed as a Mediterranean
resort style community evocative of Santa Barbara style. La Costa
Greens home sites will offer views of the La Costa golf course below and
the hills & valleys beyond, with an expanse of dedicated
natural open space. There will be a full time on-site
recreation concierge at the upscale clubhouse called The Presidio with
a health & fitness facility. There are two tennis
courts located near the south end of the community. Also being built in conjunction with La Costa Greens will be a new elementary
school (Carlsbad Unified Schools), a day
care center and the Alga Norte
community park with aquatic center. The park will have competition
and recreational pools, interactive water features, 3 baseball/softball
fields, 3 tot lots, and a lighted skate park. The home builders
will be John Laing
Homes, Pulte Homes,
Warmington Homes and Western Pacific
Housing. Sales are past the 75% mark for all of the La Costa Greens
neighborhoods and DR Horton's Villareal is already sold out. The Cordelane and Isla Vista neighborhoods,
by John Laing Homes, are about half-way sold out and the last two
communities will break ground in 2006.
The La Costa Resort Golf Course (North Course) bisects the canyon in
which La Costa Greens will be built. Homes on the south side
of Poinsettia Drive will be served by San Marcos Unified School District
and homes on the north side will be served by Carlsbad
Unified School District. The Castlemar estates (Warmington Homes)
located west of Alicante Road will attend Carlsbad schools. The
majority of La Costa Greens residents will be served by San Marcos
schools.

La Costa Oaks is located along Rancho Santa Fe Road just
north of La Costa Avenue. The homes range in size from 3,100 to
over 4,700 square feet with prices from about $850,000 and up to
over $1,600,000. The builders at La Costa Oaks include Shea
Homes,
Centex Homes, Warmington
Homes, Colrich /
Pulte, K. Hovnanian and
Davidson Communities.

At the heart of La Costa Oaks is the private Oaks Club, which
provides a gathering place and recreational focal-point for La Costa
Oaks residents. It offers a versatile clubhouse with gathering
room and gourmet catering kitchen, a fully-equipped exercise facility, a
competition-sized pool, children's wading pool, and picnic/barbecue
areas for elegant outdoor entertaining.
La Costa Oaks features hundreds of acres of open space and some
trails. This includes a modest Oak woodlands area, a wetlands
preserve, and a few acres of Coastal Sage scrub-covered
hillsides.
The La Costa Preserve is about 1,000 acres of natural open space,
including 200-foot deep Box Canyon with its dramatic 40-foot

native plant species and wildlife - including mule deer, horned lizards

Encinitas Union School District (elementary & middle school) and the
San Dieguito district for high school.

The fourth and
final of the 'Villages of La Costa' master planned communities is
now open. It is the crown jewel neighborhood of La Costa, located on the highest elevations in South
Carlsbad, hundreds of feet above Box Canyon's seasonal waterfall. It's themed as a hilltop European village, with about 320 detached
homes, semi-custom estate sites and some attached homes with impressive
hillside and ocean views. Warmington Homes is building 'Fiori',
luxury residences from about 3,700 to 5,000 square feet and up to 5
bedrooms, 6 baths with elegant interior courtyards and optional casitas
per plan. Shea Homes is building 'Messina' with home sizes of
about 4,200 to 5,000 square feet and priced from
$1.3 million. KB Homes are also building here. Many properties
have very dramatic panoramic ocean views, although La Costa Ridge is
located about four miles from the Carlsbad coast. La Costa Ridge will be served by San
Marcos Unified School District.

La Costa Valley has been 'sold out' since 2002. It was
the first of the 'Villages of La Costa', four upscale master planned
communities that although not contiguous, offer similar levels of
amenities and high design standards. All of the villages feature
natural open space preserves, in accordance with the City of Carlsbad
Habitat Conservation Plan, and miles of hiking and biking trails.
La Costa Valley offers The Valley Club, a successful clubhouse that
offers a diverse menu of scheduled activities with subjects from health
and sports to cooking and culture. There is a Jr. Olympic swimming
pool, two tennis courts, a child care center and 'tot lot' playgrounds
sprinkled throughout the neighborhoods. Sites for a community
church and new middle school are still waiting to be developed.
Excellent shopping is nearby at 'The Forum at Carlsbad' and 'Encinitas
Ranch'. La Costa Valley is also home to El Camino Creek
Elementary, a top notch school in the highly desired Encinitas Union
SD. All four of the Villages of La Costa were conceived my
