Buying a "Resale" Home

Buying a New Home

Stop! Call Cal Coast Realty before you visit any new model homes!  Most new home builders cooperate with brokers, paying a 3% commission when the broker brings a buyer to their development.  You must be registered at the builder's sales office on your first visit by Cal Coast Realty to be able to receive a rebate.  Some home builders have specific rules precluding buyers from receiving any portion of the commission, however it can be used towards your mortgage and closing costs.  Payment of the commission by the builder does not affect the purchase price or builder incentives.  We follow the new home market closely to inform you of all current and upcoming new home developments and their amenities.  Click Buying a New Home for details.

Selling a Home

The standard real estate commission of 6% is normally split with 3% going to  the listing agent and 3% to the buyer's agent.  Cal Coast Realty will list and sell your home for 4%; 1% for the listing and the full 3% commission published on the MLS for the buyer's agent (this ensures that buyer's agents are fully motivated to sell your property to their clients).  You save 2% of the sale price of your home and receive full selling services from Cal Coast Realty.  The 1% listing commission is offered to sellers who are also purchasing another property with Cal Coast Realty.  And you are still eligible for the Cal Coast Realty buyer's rebate.  If you are selling only then the sales commission is 2% plus the buyer's agent split, usually 2.5% or 3% by choice.  Click Selling a Home for more details.
