Income   All income sources (gross amounts), either documented or simply state it.

Credit Grade  Grade yourself: superior, excellent, good, average, spotty, challenging.

Assets  Total of all savings, 401(k)s, IRAs, mutual funds, stocks, CDs, etc.

Monthly Housing Payment Maximum What is the most you desire to pay monthly?

Financing Horizon   How long do you plan to hold the property?  Your loan should match up.

Mortgage Quote    I'll "pre-underwrite" your unique loan requirements  and present an assortment of mortgage finance options appropriate to your needs.  I'll explain the specific loan programs' features and the mortgage jargon in terms that you clearly understand.  I will briefly educate you on your loan options so that you clearly understand them and feel comfortable about it. Although there are hundreds of loan programs available, I'll narrow down the choices to custom fit your specific needs and I'll offer recommendations as to the one that should work best for you.  Most mortgages take from 3 to 4 weeks to complete although I have managed to do them "on a rush" in as few as 8 days.

Mortgage Loan Process

Formal Application   Either in person, by phone and fax, or by email and fax, we take a few minutes to compile specific information on your financial position.

Determine Loan Program    As above, I perform your  financial and credit analysis which leads to final selection of a specific loan program.  I explain the mortgage terms so that you clearly understand the loan's features.  I guide you to a loan that you feel comfortable having.  Although there are hundreds of loan programs available, we'll find the best one to fit your specific financial needs.  I "shop" the loan to the lenders who specialize in the particular niche of your loan program features.

Submit to Lender   Once we have found the best rate and terms available in your chosen program, I submit the loan application and appropriate documentation to that lender.  A credit report and appraisal must usually be included with the submission.  I cover these expenses initially so that you do not incur "up front" fees.

Loan Approval   All mortgage loans that are approved have conditions.  I work with you to provide the additional items that satisfy the loan approval conditions and I order the loan documents.

Loan Document Signing   We meet at the escrow office to sign the loan documents.  I am there with you to explain everything that you are asked to sign and to ensure that all is correct.  This usually takes from 30 to 45 minutes, depending on the loan program and lender.

Loan Funding   Just before the loan funds, escrow will have to assemble some additional documentation for the lender, usually insurance information.  Once your loan funds, the Trust Deed must be recorded with the county.  Once we receive confirmation that the deed is recorded then you either get the check (if it's a refinance/cash-out loan) or, if it's a purchase, you get the keys to your new home!
